A notary public is a state-commissioned official authorized to verify identity, witness signatures and administer oaths to help minimize risk.
Bring a valid, unexpired government-issued photo ID for every signer, the complete and unsigned document, and any witnesses the document requires. If you need witnesses, ask when you book whether we can provide them.
No. Signatures are only acceptable when the signer appears before the notary during the actual notarization, either in person or through a remote online session.
Florida law requires valid, government-issued photo identification. Expired identification cannot be accepted. Two credible witnesses may be used in limited situations in accordance with Florida law.
A witness, based on availability, may be provided when appointments are scheduled in advance. A separate witness fee is applicable.
No. Coquina Notary does not interpret documents or provide legal advice. We verify the signer's identity, witness signatures and administer oaths to help mitigate risk.
Florida law requires a notary to refuse if identity cannot be verified, the signer is not present, the document is incomplete or blank, the signer appears unable to understand the document, or the notary is a close relative or has a financial interest.
No. A notary who is not an attorney may not give legal advice, select documents or complete them for you. Bring the document prepared by your attorney or from a source you trust, and we will notarize the signing.
Remote Online Notarization (RON) is a legally recognized process that allows a notary public to notarize documents via a secure, live video call — without you needing to be physically present. The notary verifies your identity, witnesses your signature electronically, and applies a digital notary seal. The resulting document is legally valid in all states that have enacted RON legislation.
Yes. Remote Online Notarization is legally recognized in the majority of U.S. states and continues to expand. Each RON session is recorded, identity-verified, and produces a tamper-evident digital document with an official notary seal and electronic signature. We will confirm acceptance in your specific jurisdiction before your appointment.
You will need a computer, tablet, or smartphone with a working camera and microphone, a stable internet connection, a valid government-issued photo ID (driver license, passport, or state ID), and the documents you need notarized in digital format. We will send you a secure link to join the session.
Most Remote Online Notarization sessions take between 15 and 30 minutes, depending on the number of documents and signatures required. Loan signings may take longer — typically 45 to 90 minutes.
Yes. As a commissioned notary authorized for RON, we can notarize documents for signers located anywhere in the United States, provided the receiving state or institution accepts RON documents. We will verify acceptance before your session.
A loan signing appointment is a specialized notarization session for real estate transactions — including home purchases, refinances, and home equity loans. As a certified Notary Signing Agent (NSA), we facilitate the signing of your loan package, explain each document at a high level, and ensure all signatures and initials are completed correctly before returning the package to the lender or title company.
Yes. We work directly with title companies, escrow officers, lenders, and signing services nationwide. We are experienced with a wide range of loan packages and understand the importance of accuracy and timely return of documents.
Many loan signings can now be completed via RON or hybrid eClosing, depending on the lender and title company requirements. We offer both in-person mobile loan signings and remote options. Contact us to confirm which method is accepted for your specific transaction.
We are a Certified Notary Signing Agent (National Notary Association) and a Florida notary public. We are also background screened, bonded and insured.
Yes, when the instructions call for it. Send the package as a PDF and we will bring a complete printed set. Printing is charged per page; see our fees.
Documents are returned the same day. Scan-backs are sent as soon as the signing is complete, and the original package is dropped at the carrier the same day.
A mobile notary travels to your location — your home, office, hospital, care facility, or any agreed-upon location — to notarize your documents in person. This is ideal for clients who prefer face-to-face service, have mobility limitations, or need documents notarized outside of standard business hours.

The rules are the same as anywhere else, and they matter more here. The signer must appear before the notary, in person or through an authorized remote online session, present valid unexpired photo identification (or be identified by two credible witnesses where the law allows), and appear to understand the nature and effect of the document and be willing to sign it. A notary may not notarize for a signer who appears mentally incapable of understanding the document (Florida Statutes 117.107). That means we cannot proceed if a patient is sedated, unresponsive or confused about what they are signing. We will say so plainly. Any fees that apply in that case are set out in our Payment, Cancellation & Service Policies. Families often ask us to come back when the patient is alert, or they work with the attorney on alternatives.
Usually not; most hospitals and care communities prohibit staff from witnessing legal documents. Bring your own witnesses, or ask when you book whether we can provide them.
A Florida will must be signed in front of two witnesses. A notary is used for the self-proving affidavit that lets the will be admitted to probate without calling the witnesses. Your attorney's instructions will say what your package needs; we will bring what is required.
It needs two witnesses and a notary. A witness may be provided, based on availability, when you book in advance.
Best practice is no. Use witnesses who have no interest in the document. A witness may be provided, based on availability, when you book in advance.
We notarize under Florida law for signers physically present in Florida, or globally through an authorized remote online session.
Here is how we run appointments, so there are no surprises on the day. Our policies cover appointment confirmation, when work begins, rescheduling and refunds, Remote Online Notarization sessions, and the notarial requirements Florida law sets for every signing. Read the full policies.
